Rehoboth Rental Policies

Welcome to Rehoboth Beach. We hope you enjoy your stay with us. Please take a few moments to read the information below to help make your stay a pleasant one.


AFTER HOURS EMERGENCY: In case of an extreme emergency after normal office hours call our office at 227-3883 and press 3 and follow the instructions to reach our after hours emergency answering service. Your call will be returned as soon as possible. THIS IS FOR EMERGENCY CALLS ONLY. NON-EMERGENCY CALLS WILL BE HANDLED THE NEXT BUSINESS DAY. Please note that equipment failure & cleaning are not considered emergencies.

LOCK-OUTS: If you lock yourself out after hours, you may call the above emergency number. A $25.00 lock-out fee will be charged at the time of service.


ELECTRIC: If it's electric and doesn't work please make sure it is plugged in, the wall switch is on and the circuit breaker has not been tripped. If tripped, turn the breakers off and back on.

REFRIGERATOR: When checking into your rental property, remember the refrigerator is like the one at home. You cannot load an empty refrigerator with warm food and expect it to instantly be cool. We have found that if you do the following, step by step, the refrigerator will work properly. 

  • DO NOT TURN IT UP TOO HIGH: Make sure the temperature is set about one number above half way for the refrigerator and freezer - they must be balanced to work properly.
  • DO NOT STUFF IT FULL OF WARM FOOD: For the first 12-18 hours, put in only those items that must be refrigerated - milk, meat, frozen items and let them get cold.
  • Gradually add soft drinks and other items that do not require immediate refrigeration.
  • KEEP THE DOOR SHUT: Constantly opening and closing the door will not allow food to cool, keep the door shut overnight. If your refrigerator still appears warm after 24 hours, please call us.

AIR CONDITIONING: If the air conditioning is not on when you check-in don't expect immediate results. Set the thermostat at 74 degrees, make sure all windows and doors are closed and give the system time to cool the property down. As the property cools off you may lower the thermostat if necessary, but never below 65 degrees. Turning the thermostat any lower than 65 degrees will cause the unit to freeze up resulting in a prolonged loss of cooling that will require 24 hours to reset. If after following this procedure your air conditioning is still not cooling, call our office for assistance.

PARKING: Street parking for Rehoboth Beach and Dewey Beach require parking permits. Parking permits cannot be used at parking meters. Please check local street signs for required times.

CLEANING: While we strive to have all units cleaned and checked prior to 2 p.m., sometimes it is impossible- therefore, cleaning companies have until 6:30 p.m. to complete the cleaning of your unit. If you arrive before your unit has been cleaned, please call 227-3883 to report and leave all of your belongings together so the cleaners can work more efficiently. Thank you.

OUTSIDE SHOWERS: Please use outside showers when returning from the beach to avoid sand collecting in drains inside.

GRILLS: Because of fire hazards, please use grills on ground level only. Never use on decks or porches. Please clean grills after every use and fill propane tank when necessary.

MESSAGES: We do not deliver messages. Please make arrangements to pick up messages at our office.

TELEPHONE: Please charge all long distance or information calls to your credit card or home number. A $20.00 service charge will be added to all telephone bills we have to collect on behalf of the landlords.

PLUMBING: The majority of plumbing service calls are complaints of stopped up toilets. Please be careful what you put down the toilet. If a stoppage occurs, use a plunger before you call our office for service.

PETS: Pets are not permitted in our rental units. Pets in rental units are grounds for immediate termination of the rental agreement with cleaning and extermination charges billed to the tenant. (Unless you have a Pet Friendly property.)

ITEMS LEFT BEHIND: We cannot be responsible for finding and returning items you have left behind. After the car is packed but before you leave the driveway, walk through the property one more time. Check closets and drawers so that nothing is forgotten. If we are able to locate and return items for you a service charge of $20.00 plus postage and packing will be assesed. We will contact you for credit card information to have the items returned to you via UPS.
